What this calculator does

Stamp duty (transfer duty) is the state tax you pay when you buy property – usually your biggest upfront cost after the deposit. This estimates the likely duty from the state, price and buyer type (first-home buyer, owner-occupier or investor).

Reading the result

Enter the state, purchase price and buyer type. Because every state sets its own rates, thresholds and concessions, the same $700,000 home can attract very different duty in NSW, VIC and QLD – and a first-home buyer may pay little or none.

Example

A $700,000 home bought by a non-first-home buyer attracts roughly $26,000 to $37,000 in duty depending on the state. A first-home buyer under the relevant threshold can pay a fraction of that, or nothing – which is why buyer type moves the number so much.

Frequently asked questions

Who pays it, and when? The buyer, at settlement. It is not added to your loan by default, so you need it in cash on top of the deposit.

Can I reduce it? First-home buyers often qualify for exemptions or concessions up to a price cap. New-build and off-the-plan concessions exist in some states too.

Is it the same everywhere? No – rates, thresholds and concessions differ in every state and change at budget time. Confirm against your state revenue office.
