Queensland is the outlier. Only a solicitor can do conveyancing here, so expect $1,000 to $3,000 in professional fees, and the government charge is usually bigger than the bill from your lawyer.
Titles Queensland charges $248.04 to register a transfer, plus $46.56 for every $10,000 above $180,000. On a $700,000 Brisbane house that is $2,669.16, and a title search adds $25.71. Compare that with New South Wales, where the same registration costs a flat $182.73 whatever the price.
Add searches and certificates of $250 to $500 for a house, $350 to $650 for a unit, and about $140 for electronic settlement. A $700,000 purchase lands between roughly $4,100 and $6,300 all in, before stamp duty.
