Best Conveyancers In Melbourne (2026 rankings)

How we choose the best Melbourne conveyancers

We assessed 25 conveyancers, 10 made the list

Melbourne conveyancers featured in our comparison tables have been independently assessed. We select them based on what actually matters when hiring a professional or lawyer to manage the legal side of buying or selling property.

Our selection criteria:

✔ Minimum 4.5-star average rating
✔ 50+ verified client reviews
✔ 5+ years of conveyancing experience
✔ Record of handling property transactions in Melbourne and Victoria
✔ Transparent, fixed-fee pricing
✔ Strong communication and turnaround times
✔ Experience with buyers, investors, and sellers
✔ Dedicated team structure for end-to-end service

Every provider listed on this page met these standards. They are shown in no particular order: this is not a 1-to-10 merit ranking, and a provider’s position in the list does not mean it is better than the others.

How much does a conveyancer cost in Melbourne?

Between $600 and $1,400 for the conveyancer’s own fee. A solicitor doing the same job charges $1,200 to $2,500.

The government charges are what catch people out. Registering the transfer costs $104.30 plus $2.34 for every $1,000 of the purchase price, capped at $3,614. On an $800,000 Melbourne home that is about $1,976, more than most buyers pay their conveyancer. Mortgage registration adds a flat $129.20. The full state-by-state breakdown is in our guide to conveyancing fees.

Cheapest is not the same as best. Advertised fees as low as $273.90 are base rates before disbursements, and the gap shows up on your settlement statement rather than the quote. Ask for the all-in figure including title searches, the owners corporation certificate and the transfer registration, then compare that number.

Do you need one at all? In Victoria you can legally do your own conveyancing. Almost nobody does, because the contract and the section 32 statement carry the risk and one missed special condition costs more than the fee ever will.

The ten firms below each clear 4.5 stars with 50 or more verified reviews and quote fixed fees. AB Morison holds 625 reviews at 4.9, Entry Conveyancing 272 at 4.8, Lawlab 170 at 5.0. They are listed in no particular order.

Disappointing experience and probably wouldn’t recommend or use them again . Initially we were quoted a low number with + + … not knowing what all the + + was we agreed to use this service . Turns out it cost almost double the initial quote . For the total cost we could have used a local conveyancer .Having to chase up for updates and even on settlement day we had to call for an update 90 mins after the agreed settlement time is poor form , apparently they were at lunch …. To top all this off we now have an issue and can’t get the help or advice that we need . Steer clear if you value your mental health and wallet !!

The experience Lawlab offers is excellent. To get started, using the Rundl platform is a breeze and is backed up by great service if you need to call to clarify anything. The process of buying a property can move quick, so having someone assigned to your case and undertaking a contract review to protect your interests and alert you to any risks whilst considering a property is invaluable. Once comfortable, whether that is placing an offer based off the contract or during a cooling off period, the conveyancing experience is smooth and easy.Communication is clear receiving notifications by email alerting you to log in to Rundl and view messages on your case. Whether it is uploading or downloading documents, the process is simple and there are guides to help you understand the conveyancing process. Lawlab also provide advice to protect your fianancial safety given the need to exchange large amounts of money to a real estate agent or Lawlab themselves, plus insurance considerations on acceptance of an offer.Once settlement is complete, nice to get a phonecall advising of the successful settlement, documents showing all the transactions involved etc. Thanks for providing a smooth and simple professional experience electronically and via the people involved.

Just like her FCL colleague Will Slatterie, Yasemin Salih has been so great to work with! As prospective buyers, my partner and I needed a contract of sale and vendor statement reviewed at extremely short notice, and we needed to amend our instructions to Yasemine multiple times due to a highly capricious vendor's agent. Yasemine was responsive, friendly, understanding, professional, and turned everything around even more quickly than she initially promised she would. Thank you!

I cannot praise Haitch Conveyancing enough ! Unfortunately, because it's been many years since I last bought a property, I didn't realize it was my responsibility to organize a conveyor for my new recent purchase - and settlement was only two weeks away! With one phone call to Haitch in the morning, by the afternoon they sent me all the initial paperwork to sign. Haitch took great care to ensure cybersecurity of the transaction at all stages. What does a conveyancer in Melbourne do?

A Melbourne conveyancer manages the legal paperwork and transfer of property ownership, ensuring it complies with Victorian laws.

This typically includes:

  • Reviewing contracts of sale

  • Checking Section 32 statements (Vendor’s Statement)

  • Conducting pre-auction contract reviews and advising on risks before you bid

  • Conducting title and property searches

  • Assessing zoning, planning overlays, and restrictions

  • Identifying easements and covenants that may affect the property

  • Reviewing building permits and surveys issued

  • Gathering details of rates and charges (e.g. council rates, water)

  • Liaising with banks, brokers, and real estate agents

  • Managing settlement and transferring ownership

How much are conveyancing fees in Victoria?

Understanding conveyancer fees in Victoria is essential, especially when comparing quotes that may not include all costs upfront. In Melbourne, most conveyancing costs between $1,000 and $2,500+ all-in, depending on the complexity of the property transaction.

  • Buying property: $1,000 – $1,800

  • Selling property: $800 – $1,500

  • More complex transactions (e.g. trusts, off-the-plan purchases, rural properties): $2,500+

What’s actually included in conveyancer fees?

Conveyancing costs are usually made up of 3 components:

  1. Professional fees: The conveyancer’s time and actual legal work

  2. Disbursements: Property/title searches, certificates, and administrative costs

  3. Government charges: Mortgage registration fees and electronic settlement fees (PEXA)

These are the costs most commonly left out of ‘cheap’ quotes and where the final price can quickly add up.

  • Title searches: $40 – $100

  • Council and planning certificates: $70 – $300

  • PEXA settlement fee: around $150

Conveyancer Melbourne vs property lawyer: What’s the difference?

If you’re searching for conveyancer Melbourne or considering a solicitor, here’s how they compare:

Licensed conveyancer

  • Specialises in property transactions
  • Ideal for standard purchases/sales
  • Lower cost

Property lawyer

  • Handles complex legal matters (trusts, disputes)
  • Better for unusual contracts or structures
  • Higher fees

FAQs about conveyancers in Melbourne

Do conveyancers need to be licensed in Victoria?

Yes, a conveyancer must hold a Conveyancer Licence issued by Consumer Affairs Victoria to operate independently.

Requirements typically include:

  • An approved qualification in conveyancing or property law

  • Relevant industry experience

  • Professional indemnity insurance

  • Ongoing continuing professional development (CPD)

Is cheap conveyancing worth it?

Not always. Low upfront fees can be misleading, because they often exclude key costs like property searches, certificates, and settlement fees. This means you could end up paying significantly more than expected.

But price isn’t the only risk. Cheaper conveyancing services may also mean:

  • Limited service scope: Basic packages may not include contract reviews, advice, or pre-auction checks

  • Slower turnaround times: Delays in reviewing contracts can cause you to miss out on properties

  • Less personalised support: High-volume firms may prioritise speed over attention to detail

  • Missed legal risks: Inexperienced or overloaded conveyancers may overlook issues like zoning restrictions, easements, or problematic contract clauses

The key isn’t to choose the cheapest option, but the most transparent, responsive, and experienced conveyancer for your situation.

How long does conveyancing take in Victoria?

In Victoria, most property transactions settle within 30 to 60 days from the date of contract signing.
