The idea of finding a house interstate (first homebuyers even) was daunting. We thought we would have to move to Melbourne and rent a place for a while while we looked for something to buy. Over the years we’ve bought and sold a few properties, both for living in and as investments. We’d always done everything ourselves, even the conveyancing! But the property environment has changed. As a tenant I am having a terrible time due to poor and incompetent infolio management team. In the month of February in a heavy rain water ingress to the property and damaged some of our cloths and contents in the bedrooms. It was a weekend, So I emailed infolio team to inform the incident. For my surprise I received an out of office for 26th January Australia Day and wasn’t sure the information on the out of office was correct. So contacted the agent the next day, even though the matter was urgent did not answer my calls because she was having a team meeting. I tried contacting their office from 9am-10am and I got a voice message stating their office is closed due to Australia Day. It took 5 days for infolio team to organise the cleaners to clean the wet bedroom carpets. They came to clean the carpets at 8:30pm in the night causing inconvenience for my family. When I emailed to claim 5 days rent as compensation for all the inconvenience, no response from the agent till date.The plumber asses the issue and informed there are cracks on the balcony tiles and the water is entering through the cracks and needs to be fixed immediately.Also their maintenance team or tradies have fixed time and date they can attend the property. If we are not available or request them to move the time. They won’t and complain I am not giving access to the property or I am “rude”. We were away for 2 weeks and had given access to the property so they can fix the issue, when we returned to our surprise nothing was done. On the day we returned, a tradie entered the house without knocking or checking if anyone was in the house, disrupting privacy. I have also had instances in the past their tradies messaging me late night and saying they are coming next day morning.It’s been almost a month and the issue is still not resolved. The rain and aircon water continues to enter the property. The carpets are wet and stinking. We cannot use or sleep in the bedrooms. Worried this will affect my 2 year old son’s health due to mould and strong smell from the carpets.Due to all the inconvenience, loss, stress and unhygienic place I informed the agent we will start looking to move out. As a shock, agent response they don’t wanna fix the issue until we move out. Not understanding finding a place is not easy, can take weeks and months. They don’t want to clean/fix the issue and want us live in this unhygienic house until we find a new place. This shows how seriously they look into such issues and not even considering there is a toddler living in the house. The solution they have is for us to move out.I am not sure if the landlord is aware how serious this issue is.Pathetic service.
I've unfortunately had two dealings with this company.One of the previous directors was charged with fraud. [link removed]They are very pushy, don't fall for their bullying tactics as I did.They did little work for me and refused to return the deposit. Not only did they refuse to return the deposit, they tried to get the remaining money from me, then offered to close my file??? Seriously!I've dealt with many companies and this is the first company I've ever come across that would rather receive a bad review than return deposits and keep "customers" happy. This says alot about them!Be very sure you want to proceed as they are very difficult to deal with. Please, please be very careful before you sign! I've had a few people reach out to me after the fact for advice, don't be that person. As my link was removed from this web site (above), please google under infolio Group.They also initially operated as a R/E agent, without a license and then charges of theft from one of the Directors followed.
Concerns with Infolio’s Tenant Screening and Management.We engaged Infolio and Luxico to manage our property, expecting a high standard of professionalism and care. Unfortunately, a tenant with a concerning history was approved by Infolio and Luxico with application documents that were obviously fraudulent. This tenant then engaged in activities that resulted in illegal activities, causing harm to our property and significant distress for us and our neighbours.Adding to our frustration, we received minimal support from either company. Despite the ongoing issues, Infolio ended our rental agreement before the lease’s conclusion, leaving us to deal with the tenant and the resulting challenges on our own. This included addressing property damage, theft, and other serious implications for our community.Property owners deserve management companies that uphold transparency, responsibility, and robust tenant screening processes. Based on our experience, I am unable to recommend Luxico or Infolio for any property management services.

My partner and I recently moved out of a beautiful property that Infolio managed after living there for 3.5 years. Unfortunately our dealings with Dilara were very unpleasant. When the household mould issue was brought to her attention this year (after 3 years of the same problem), we were met with judgement and blame. We were informed by Dilara that it was due to our clothes dryer (which we have never owned) and because we weren’t ventilating the house adequately (we opened windows and doors everyday to ventilate). Dilara advised us to open a window, send a photo of our laundry to “prove” that we didn’t have a dryer, and to purchase a $500 dehumidifier for a problem that had everything to do with the house structure rather than our own actions.Most recently, when attempting to have our bond returned, we were informed that money would be deducted for a broken oven handle (which we brought to their attention on multiple occasions since 2021). After multiple ignored emails and calls, I finally got through to Dilara and was met with rudeness and no explanation as to why there had been no contact for the last 2 weeks while we were patiently waiting for our money back. We ended up needing to involve VCAT- not because there was any issues with the condition of the house but because Dilara did not complete our bond return within 14 days of vacating the property.My redeeming star is credit to the polite reception staff that I have spoken to (when someone is available to answer the phone). Unfortunately Dilara has soured our entire experience of this company, even though our first property managers were lovely and competent.
As a company that handles rentals, absolutely disgusting. They have been my property manager for about 15 months and I still have items outstanding from day dot.I have mouldy carpet from an issue 1st reported about 3 months ago and I can not get a response from PM Dion Fowler or more recently head office.Dion will not answer calls or reply to texts or emails and head office doesn’t have anyone that takes calls. It’s always an answering machine that states that someone will be in contact shortly, but they have never returned a call.Maybe I have been blessed with great property managers in the past that have always dealt with issues in a timely manner; but do not expect this from Infolio.They appear to have taken the supermarket motto of self service.I actually sit here writing this dumbfounded on what I have encountered.Have all the photos, videos and trail of calls, texts and emails to prove it.I seriously just don’t understand.DO NOT RENT THROUGH THESE GUYS. ESPECIALLY DION FOWLER.

Matt and Dion have helped me sell more than one property and each journey has it's own story.
