Not sure what their buying agent services are like but did have a brief chat with Ben initially and may not have been his intention felt like a little bit of an interrogation. I was a bit sceptical about the service model to start with so that probably didn't help. TLDR: Hamada helped us buy our first home and we couldn’t be happier. Hire Hamada.This is a bit of an essay-length review, but it’s what we wish we knew when we started this journey. It’s hard to come across informed and unbiased information on buyer’s agents, so here’s our two cents for those looking for an agent in the inner-west.Why did a buyer’s agent personally make sense for us?1) Time: With work and family commitments eating up the vast majority of weekdays, and a good portion of the weekend, it would have taken months to ramp up and get to a stage where we were supremely confident in the market. The diligence issues, negotiation / auction tactics, and property valuation are not rocket science. But they take months of focused effort to build. A quality buyer’s agent meant we could bid with confidence from day one. It also opened options that we would not have otherwise been able to consider where, for instance, we didn’t have hours (or days) to spend dealing with council and town planners during a busy work week.2) Finding an edge in the market: Showing up to auction and paying the most for a property is one way to buy a property. But we can all agree it isn’t an edge in a game where you are up against other buyers that can let their emotions (or deep pockets) override their disciple.Why did we go with Hamada?Before selecting an agent, we did the usual things. Asked friends / colleagues for recommendations. Searched google for agents with an inner west focus and a very high star rating. Spoke to real estate agents we trusted. The end result was a shortlist of eight buyers’ agents that all looked great on paper (each with 4.8+ star ratings and ample reviews).Then the interview process began. And get ready for it, because they will all have a very similar pitch about having deep experience in the market, having deep relationships with all the real estate agents in the area, having a special edge, and being on your side. Surprise, surprise… many of them are full of sh!t.Hamada stood out in a number of ways:1) His claims about deep experience and relationships weren’t bogus.I know because I called up half a dozen real estate agents in the inner west (including a couple of close connections that gave me the 100% unfiltered truth) to do some fact checking. Every single person I spoke to in the inner-west knew of Hamada, regarded him highly, and saw him as a force in the market. It’s amazing that several of the other 5-star google rated buyers’ agents (that claimed to have extensive relationships with all agents) were literally unknown of.2) He came across as deeply genuine and aligned with our interests.There is no hiding from the fact that there is a conflict of interests with buyers’ agents. Whether it is a fixed or sliding fee arrangement, the faster you buy, the better it is for them (they can churn through more clients in a year, and make more money overall). Some of the agents we interviewed definitely gave the impression that they would bully their client into overpaying, make a quick sale, and then convince their client that they had actually snagged a bargain and it was all thanks to their amazing buyers agent. It’s a load of sh!t. Hamada was one of the ONLY agents that gave an honest, genuine response to these questions. Whether it took one week, or six months, he was going to patiently persevere alongside us. And he didn’t make any false promises about saving us mountains of money, or snagging some hidden off-market opportunity that nobody else could access (I know it’s tempting to hear this from a buyer’s agent, but, if you do, please run for the hills). Agents may make these false claims deliberately or may just be blinded by their own egos. Either way, we had no doubts about Hamada being genuinely aligned with what was best for us.While it took us a few goes to get to a home that works for us, we felt supported throughout the entire journey and the wait was definitely worth it.
We engaged Hamada 4days before our auction. We were stressed because buying a Sydney home has never been this hard. He advised us on the process (getting due diligence quickly done). On auction day, he rocked up and aced it for us! We couldn't have been happier than finally own our home. Thanks Hamada and team for all your amazing work. I was reluctantly persuaded by a family member to have One Buyers Agency help us find a residential property. My recent experience with Niki at Property Buyer in March 2025 was disappointing. My husband and I were enticed by the promise of a comprehensive service that would take the hassle out of searching for a property by paying a premium for a full service to find, negotiate, and complete the purchasing process. Unfortunately, our experience was far from satisfactory.We had to constantly remind Niki of our brief, reject the options she provided because they did not meet our criteria, and endure her lack of understanding or acceptance of our needs and preferences. When we shared our concerns with the Relationship Manager, Denise, and the owner, Rich, our issues were not adequately addressed. Instead, they were dismissed despite the evidence I presented from our email interactions.I would not recommend the services of this company to anyone. I seriously question the 5-star rating they boast on their website. Ultimately, it was our own research that led us to the property we ended up purchasing. Niki claimed this property was on her radar, but if that were true, why didn't she present it to us?We wasted valuable time sifting through links of properties from RealEstate.com.au that Niki sent us, only to find that they did not meet our brief. She was lazy, unprepared, and at times, rude. Her advice was neither professional nor knowledgeable. Instead of listening to us or reading our brief, she presented us with whatever she could find. She wasted our time and energy instead of saving it.Specific examples of Niki's unprofessional behaviour include:1. Ignoring our brief: Despite multiple reminders, Niki consistently provided property options that did not align with our specified criteria. This showed a lack of attention to detail and disregard for our preferences.2. Lack of preparation: Niki often sent us links to properties without any prior vetting, leading to wasted time and effort on our part. Her approach was haphazard and unprofessional.3. Rudeness: On several occasions, Niki's tone in communication was dismissive and rude. Instead of addressing our concerns constructively, she often brushed them aside.4. I was sceptical about buyers agents, having never used one before but PMC absolutely delivered on what they claimed in our initial meetings. They got me into lots of places which were not on the market which were exactly what I asked for in my brief. PMC Property Buyers helped me purchase a new property recently. It was the first time I have used a buyers agent but definitely will not be the last! The team helped prepare a brief, which provided a very clear picture on the type, location and budget of what I was looking for. This dramatically refined all of the confusion I've felt when trying to make a property purchase previously, narrowing the search to something very specific. They then went about finding the exact right fit for me. I worked with PMC for a year and gained the mantle of their longest client, which is funny because I only bought a one bedroom apartment.I had a tight budget and didn't think I could afford a buyer's agent. I also wasn't sure I needed one because I'm a real estate lawyer. After a selling agent recommended Matt to me, I decided to have a chat to him to see if and how he could help with my search. I was a first time buyer buying in an area I hadn't previously lived in, so I didn't know the market. Matt told me what areas I could and could not afford - he's direct and will tell you how it is, which I appreciate. At the time, I didn't appreciate how much value they'd bring to the table. Not only do they do all the heavy lifting on filtering, so you don't waste time looking at dud properties, they also do due diligence for you, negotiate the purchase price and give you emotional support along the journey. Matt has worked as a mortgage broker, selling agent and now buyers agent - he's knows the industry and NB market inside out. I worked with him and the amazing Brooke for a year and ended up finding my dream apartment. The fact it took a year to find is no reflection on them - there was low stock and I knew I wanted to wait for the right place. I ended up buying off market. There is a zero per cent chance I'd have got the apartment without working with PMC. Importantly, they never pressured me to buy something that didn't feel right.I think it's fair to say that the property I bought is at the lower end of the value spectrum of what PMC deal with. I never felt that for a second in terms of the service they provide. I was so impressed with the team - they are great at what they do and lovely people as well. Working with a buyer's agent can be an intimate experience - you're talking about your finances and how you like to live. By the end of the search, Brooke knew me so well, she'd know exactly what I'd say about a property. Her relentless enthusiasm that she'd find me something great kept me going when I got fed up with the market. For me it was important to work with a trusted advisor and someone I liked. I'm glad the search is over but I will miss talking to Matt and Brooke each week.There is a reason PMC have so many 5 star reviews - they are a stellar team and the service they provide is first rate. I can't believe now that I ever considered buying a property without their help.
